I signed a quit claim deed on two properties that were acquired durning marriage. I did this because I was told it would be easier for my husband to get a loan on the properties. We are now divorcing after 22 years. I am entitled to part of these properties?

We have purchased a home for our son with a 1031 exchange. He will pay the taxes and insurance and we will receive rent from him. AFter two years we would like to be able to put the property in his name but retain being his financial on the property. Can we just sign a quit claim deed to change it to his name and not have to go through a title company and pay the closing cost again?

Hello, can you please advice me what should my father do? my father bought a house in 2001. at that time he was still with my mother but they were not married. they separated and in 2005 he got married again. he is the only owner of the house. now, he is going to sign papers for divorce, but he is afraid because he has been married for more than two years his wife can fight for the house. she has never made any single payment for that house and he never added as the co-owner. he told me that because I help him with the finances and caring of the house he wants to sign a quit claim deed to me. my credit is not good at all. I have conversation with one credit repair agency to fix my credit. my credit is on collection and i am afraid if my father signs the quit claim deed we will lose the house due to the debts i have from my creditors.
even though now i have a good job and i can pay my debts in 3 months i do not know what to do?
please, can you advice me what is the best thing to do on this situation
thank you

My aunt passed away in December. I am her 2nd cousin and have taken care of her for the past 7 years. Four years ago she quit claimed the house over to me. Now that she is passed her granddaughter (whom she seen once in 6 years filed papers to become personal representative and claims that the deed is fraudulent (which it is not and can be proven by comparing signatures). Is there anything she can do? Can she tie this house up in court or does it simply belong to me and she has no claim. The deed was registered. I am located in Detroit, Michigan.

Hello, my dad and I found 5 acres of land and decided to buy it. My dad thought it would be best to put it in his name due to health problems that I have. So he took out the note on the land and put it in his name, and I have made all the payments to him. Now something I never thought of happened, his health is going down really fast. I live on this land with my 7 year old son, and I am so afraid that if my dad dies we will lose the land. Will a quit claim deed save this from happening? I sure hope there is something we can do to save our home. We only have a travel trailer on the land, but my son is doing great in the school, and a lot of work has gone into making this our home. I am not sure that we would have a home to go to, if we lost our land. I am disabled, and the only way I could afford to get any home for my son was with the help of my father signing the note. I could afford to keep making the note, but not sure the way this is set up that I will get the chance. Thanks for any information you can offer.

Does the property get reassessed when a quit claim deed is signed? I am on the deed to my house along with my parents and they want to sign a quit claim deed to take their names off of the title. What would that do to the yearly property taxes if they are no longer listed.

I would like to add my brother to mom's property to which I have full title ownership. The house has been fully paid off more than 2 yrs ago. We have no plans to sell the house as long as our mother is alive. What is the best approach to add him with equal interest in the property and with the least tax consequences?
Thank you!

Same thing, but the judge forced me to sign over the house through a Quit Claim Deed. I have a VA loan on the house and the judge told me I had to maintain it until she refinances it. No timeline given. How can I get her to refinance the house?

Two sister bought a house together. One sister got married before the house was paid for and moved away, not to submitt anymore payments for the mortage or taxes. Married sister died, Sister #1 maintained the property until her death in 2005. Sister #1 willed the house to me (adapted son). Married sister's husband has placed a claim on the property. What is the proper thing for adapted son to do?
